Project Overview
LONPROP assisted with the acquisition: advising on the potential of the property, successfully negotiating the terms of the offer, formulating a development appraisal forecast and overseeing the legal due diligence through to completion of the purchase.
Once our Clients had exchanged contracts with the Vendor, we were then instructed to act as Development Managers. We appointed our Project Team and immediately submitted the proposed conceptual design to the Local Authority for planning consent.
We had several design meetings with the Clients to discuss their ideas and then to incorporate them into the detailed drawings. We also put together detailed cost forecasts for the fixtures & fittings and prepared a tender information pack.
The challenge was to maximise the proposed specification without exceeding the allocated budget.
Within 3 months, planning consent was secured for a Ground Floor Extension and Side Return, as well as a Rear Loft Extension, Party Wall Awards were signed and a Main Contractor was appointed.
The proposed works included: replacement of the existing roof & rear elevation; significant excavation to the existing Basement area; Ground Floor extension and Side Return; significantly improving the structural integrity of the Building by doubling up joists throughout; remodelling the internal space; comprehensive internal fitting out works.
The construction phase took 9 months and, during the course of the project, we found areas in which our Clients could make significant savings without compromising on the quality of their home, including negotiating excellent discounts on materials.
The project was completed in 13 months – in time and under budget – and our Clients were delighted with the outcome.
