PROJECT BRIEF 

LONPROP was instructed to acquire a comprehensive refurbishment or development opportunity in Notting Hill, whereby our Clients could create the perfect family home for the foreseeable future, and hopefully add some capital value, to their original investment, in the process.

Location was of paramount importance and for their young children to play comfortably both inside and outside the property.

Project Overview

LONPROP was also instructed to sell the Clients’ existing family home – to ensure that both processes were undertaken in tandem. Therefore, we needed to closely monitor the market, agree terms of both transactions simultaneously and provide financial forecasts to ensure that our Clients were comfortable with the costs.

Given the post Covid lack of supply in the Notting Hill housing market, there were a few attractive options available. However, we remained patient and eventually found a property being sold off market which provided everything our Clients were looking for.

We successfully negotiated terms and after a lot of work our Clients managed to complete on the sale & acquisition simultaneously.

Following which, our Clients decided to move into the property to give them time to consider the design proposals with the benefit of living in the space.

LONPROP started work on the conceptual design with our trusted architects. The project team was formed and a planning application submitted to significantly improve upon the existing Ground Floor infill extension and to lift the height of the rear Ground Floor ceiling.

Frustratingly, the planning department was significantly delayed in 2023/24 with a post lockdown backlog and we needed to be extremely proactive to obtain consent, which we eventually did. Whilst waiting for planning consent, we worked on the detailed design, formulated the tender information pack and formulated a detailed budget forecast.

LONPROP undertook a tender for the proposed works – in accordance with our proposed development strategy – and recommended our trusted main contractor to undertake the majority of the works, with the air conditioning, bespoke joinery and stonework being undertaken by our trusted specialist contractors. The Client agreed and contracts were signed ahead of starting the building works.

The construction phase started in September 204 is ongoing. We anticipate completion in August 2025.
